Accessed through the SETTINGS > LEAD ROUTING menu of your agent admin, Showcase IDX provides tools to route your leads and messages to the appropriate person when dealing with small teams of agents. This is especially useful if you have agents dedicated to dealing with requests for tours, or if you prefer to have a single person or e-mail to handle all incoming leads, but still want your team members to be able to service their own leads once assigned to them.
When clicking into SETTINGS > LEAD ROUTING, you will be greeted by the following interface:
You'll notice that Showcase offers several different ways to generate lead info beyond simply catching sign-ups: we give you 9 avenues of lead generation, all of which can be directed to different members of your team to ensure the most efficient use of everyone's time:
- ASK A QUESTION and SCHEDULE A TOUR (Listing Detail Page CTA)
- CONTACT FORM
The Contact Form widget is located in your agent dashboard in the SETTINGS > SHORTCODE menu. Simply add the form's shortcode onto your Wordpress site to add a quick lead source.
- HOME VALUATION REQUEST
The Home Market widget can also produce lead info and is located in the SETTINGS > SHORTCODE menu in your agent dashboard. Simply add the form shortcode to your Wordpress site and it can serve as an additional lead entryway
- WEBSITE REGISTRATION
This is triggered whenever a lead registers on your site through the plugin via the SIGN IN dashboard menu option or via the SIGN-IN Widget - the shortcode for which is located in the SETTINGS > SHORTCODE menu in the agent dashboard. Website registration forms are also present in various areas of the search/plugin display without the need to add a shortcode.
Whenever a user sends a message through the platform via the COMMENTS section (found under Friends and Family on a listing detail page), an e-mail alert is generated. Showcase IDX lets you route these messages to a different member of your team; useful if you have a dedicated online support team!
Whenever a user chooses a reaction to a property, a notification can be sent, letting you keep up to date with how your users are feeling about your featured listings.
- SAVED LISTINGS
Whenever a user saves a listing, you can get a notification routed to the appropriate person on your team: keep up to date on which properties are interesting to your users and tailor their subscriptions as needed.
- SEARCH SUBSCRIPTIONS
Similar to saved listings, you can route information about every Saved Search a user has; keep better track of the changing tastes of your clients!
Showcase IDX offers several distribution options, located under the Lead Sources.
Within these settings you have 3 options:
- Choose a master-email account to receive copies of every lead action you have enabled. This is useful for brokers and team leaders, or for distribution via 3rd party apps that are not directly integrated to Showcase (your CRM might provide a special email address for lead routing purposes).
- Allow members of the same search party to be assigned to different agents toggle allows you to have individually assigned leads interdependent of their search party options; useful if you want to have multiple team members servicing people
- Do not consider the listing agent when assigning leads toggle will force ALL lead information to follow the rules you outline. Default is that any info from a listing that has an agent id that matches an agent on your team will have the info routed to that agent. Toggling this on disables this behavior
ROUND ROBIN ROSTER
Premium members will have access to the "Round Robin" system, which is useful for teams of agents with equal responsibility. When active, Round Robin lead routing will use this roster to determine who gets assigned lead info
As always, once you have your LEAD ROUTING setup as you like, hit the big, blue SAVE SETTINGS button at the bottom of the page and you're ready to go!
